Understanding the Scope
In order to properly estimate a project, we need to know the scope. The more information we have going into the project, the better we can provide you with the information you need. Making a proper plan before starting a project is key.
Estimating
The estimate will reflect the cost of the project based on the original scope, based on what things cost in the current market. Ultimately, things change, weather causes delays, materials become unavailable… At JDK Builders we like to overestimate, to anticipate changes and other unforeseeable delays which could affect the original estimate
Scheduling
Once we have done any value engineering that may be needed and an estimate is approved, we can create a detailed schedule reflecting the critical path of the project. We do everything we can to fight for that schedule in order to meet critical path deadlines and take pride in hitting our mark. Changes can affect the timeline and cost of the project.
Documenting
Tracking information is the best way to communicate clearly without redundancy. If a house-walk or phone call changes the scope of the project, we will send a recap email for approval. Once approved we document the confirmation with the date and input it into our management software, which is accessible to the crew and client. We do this to reduce discrepancies throughout the project.
The Team
A good team consists of one decision maker (you), a designer, a project manager/supervisor, and in some cases an architect and/or engineer. These people all play an important role, depending on the type of project you are doing. The team supports each other to make your dreams into a reality. Working as a team we can solve the issue at hand.
